About the Role
As Head of Property & Maintenance, you'll:
- Recognise the unique circumstances of The Carnegie Club; as a private members club, our guests expect the highest standard of service and facilities.
- Oversee the maintenance, upkeep, and ongoing refurbishment of all properties owned by the Club.
- Be responsible for the upkeep and operation of plant, equipment, and infrastructure across the estate, including the air handling and extraction systems, water supply, wastewater system, swimming pool treatment system, and the oil, gas, and wood fuel heating systems.
- Manage monitoring and testing schedules for portable appliances, electrical inspections, emergency lighting, and water quality.
- Ensure the Club's compliance with all Health and Safety legislation and other legislative requirements, making certain that relevant procedures are implemented and fully understood by all stakeholders.
- Play a proactive role in the Club's Carbon Management Plan, ensuring energy efficiency across all facets of the Club.
- Implement plan and map systems which document all underground systems and infrastructure.
- Ensure that your team has the skills and training required to handle the work on the estate. When outside contractors are required, you'll ensure they are properly supervised, meet safety and legal requirements, and submit necessary documentation whilst on company property.
- Oversee the training, development, and performance of the team, ensuring compliance with relevant legislation across the department and undertaking risk assessments as appropriate.
- Manage the department budget and undertake administration associated with both the regular operational duties of the department and any additional projects.
Who We Are Looking for
- You have strong leadership skills and the ability to communicate well at all levels with a work ethic and passion that inspire your team.
- You can take complex concepts and present them in simple terms which can be understood by specialists and non-specialists alike.
- Experience in a senior property management role with a background in the construction sector and a solid understanding of relevant legislation, regulations, and technical building management knowledge are essential for this role.
- Experience in managing historic properties, contract management, and building management systems is desirable.
- You have excellent organisational skills and are experienced in project management, negotiation, budgeting, planning, and prioritising operational work plans. You are also proficient in the use of Microsoft Office.
- A degree in Facilities Management, Engineering, or Property Management is desirable.
- You have a driving license and can be flexible with your working hours as appropriate.
